The Clear Creek County Master Plan 2030, certified on January 21, 2004, identified in the Floyd Hill area; a “Mixed-Use” area at a key interchange along the I-70 corridor and surrounds (Floyd Hill Gateway Master Plan Map). As a Mixed Use area, Floyd Hill is also identified as a Gateway and transportation node with a high potential for a transit stop in the future. It is the County’s desire to plan the Floyd Hill area as a transportation node to accommodate multi-modal transportation including, but not limited to, pedestrian, bicycle, buses, fixed guideway transportation, and park-n-ride lots and auto traffic, so that it is sensitive to existing development and the surrounding mountain environment. Given this concept, the Floyd Hill area will benefit from the development of zoning classifications and design standards in tandem to ensure that the most appropriate density occurs within this area. Therefore, consideration of the optimal number of dwelling units, employment opportunities, and commercial centers will be an important aspect of the Master Plan. Additionally, the Master Plan must address the natural setting of the area and pay close attention to determinants such as wildlife, natural hazards, weather conditions, and terrain, as well as the existing built environment |
