How much does the land cost?

The County is required to sell the land for fair market value, so in most cases the cost should be similar to buying land from a private party. In some cases, the County's costs for processing will be added.

As with any other type of real estate, the value can vary a great deal, and depends on many different quality factors, such as topography, access, views, availability of utilities, the intended use of the property, and more. Since all of these factors need to be examined, we will not know the value of a specific parcel until we process it.

In some cases, sealed bidding will take place, and the parcel will be sold for the highest bid above fair market value (see How is it decided who will be able to purchase a particular parcel?).


How long will it take to get County land?

The time that it takes to obtain a County land parcel is affected by two factors:

Order of Priority - Since there are over one thousand parcels of County land and they can't all be transferred at once, the Board of County Commissioners has divided them into thirty five Recommendation Areas. These areas establish the order in which the parcels will be transferred.

Processing Time - Once a Recommendation Area is up for processing, each parcel must go through the entire transfer process, which usually takes about five months.


How do I find out what land is available?

If you own land in Clear Creek County and just want to buy County land which is adjacent to yours, it should be fairly easy to identify the parcel you want.

If you do not have a particular parcel in mind and want to find one, you will need to examine the maps in the County Lands Department to see where the available land parcels are, and then locate the parcels out in the field to see what they are like.

County staff has not had the opportunity to inspect all the parcels to develop a listing that describes each one, and staff time is not available to search for one for you.


How is it decided who will be able to purchase a particular parcel?

In most cases, county land will only be sold to adjacent property owners and combined with their adjacent property.  In these cases, the adjacent property owner will be notified when county land in their area is for sale.

Occasionally, land will be sold on the market as residential or commercial properties.  At the time land is to be sold, it will be posted on our website.
