Minor Boundary Line Adjustment Exemption
and the Creation of Vested Rights
Case No. AX2011-0008
Notice is hereby given that a Minor Boundary Line Adjustment Exemption application to revise common property boundaries has been submitted and may be, subject to a twenty one day appeal period, conditionally approved on July 13th, 2012 at 10:00am, for the properties described below. If conditional approval is granted, a hearing will be held which will create vested property rights pursuant to Article 68 of Title 24 C.R.S., as amended.
Legal Description: The subject properties are located in Section 12, Township 4, Range 72, West of the 6th P.M., Clear Creek County, State of Colorado.
Location: The subject properties are located just west of the Clear Creek/Jefferson County boundary. One of the properties is the site of Clear Creek High School which is located at 185 Beaver Brook Canyon Road. The other two parcels are adjacent to the High School and are not addressed at this time.
Proposal: The purpose of this request is to adjust common property lines between the subject properties to resolve physical encroachments (high school detention pond and park playground equipment) as well as deed conflicts (location of park property boundary).
Vested Rights Public Hearing Date: July 13, 2012 at 10:00 am in the County Annex Building, 1111 Rose St., Georgetown, CO. This meeting was previously scheduled for July 10, 2012 at 2:00pm. This hearing is for the sole purpose of granting Vested Rights to the property owners (not to discuss the merits of the case).
